Selling Your House in North Carolina? Here’s the #1 Thing To Look For
Are you selling your house in North Carolina? Are you stuck between choosing between selling to an agent and selling off market to dozens of home buyers in the area? If that’s you, I’ll tell you the #1 thing you should be looking for when choosing how you should sell your house and who you should sell it to.
Look for Solutions, Not Prices
Most people that are looking at selling their property to a home buyer in North Carolina, like TC Cummings Property, are ultimately looking for a solution to a problem they have. I’ll tell you now that if you are looking for top dollar for your house, that’s not a problem, that is a luxury. You are in a situation where you have the ability to ask for top dollar, and probably get it, I recommend selling your house on the MLS with an agent.
For most of the people that we work with, this is not the situation they’re in.
Let me tell you about Robert…
Robert needed to sell his house. He had moved away and thought “I’ll try my hand at landlording.” Only a few years later, his former home had been trashed by the tenants and left in disrepair after having to evict them (they even stole his refrigerator!)
So Robert came to use because he said “I want to sell my house as-is. I need a solution to my problem fast.” Robert still had a monthly mortgage to pay, with no reserves to cover the damages. So we solved his problem by saying, “Robert, we will take care of your mortgage by either paying it off in cash or taking over the payments. What would you like to do?” He chose up front cash in his pocket to be done with everything and move on with his life.
As we got to the closing table, the title search came back and showed that his ex-wife was on title. It was a messy divorce and they didn’t talk anymore. Robert didn’t want to have to reach out, explain the situation, deal with any old wounds, etc. So we told Robert, “We get it. Here’s what we’ll do. We will track her down, explain everything for you and take this off your plate so you don’t have to worry about it any more than you already are.” And we did just that. She lived in West Virginia (keep in mind we’re in North Carolina), and when we called we explained everything clearly and she signed power of attorney to her sister in North Carolina, and we closed a few days later.
We solved Roberts tenant problems. We solved Robert’s mortgage problems. We solved Robert’s damaged property problems. We solved the issues from the divorce.
